The Moosinningen-based company Bayernareal Wohnbau talks about its “home game project”.
For decades, the Maier-Wirt in Moosinning, also known as the Pelzwirt or Schnitzelwirt, was a popular meeting place for young and old. Since the pub closed in 2020, there has been speculation about the future use of the site. As reported, the municipality acquired the property and finally put it up for sale. A public consultation was held to determine the specifications that potential investors would have to adhere to. The company Bayernareal Wohnbau from Moosinning was the winner of the concept tender. Planning is now in full swing there.
Tight specifications for the Moosinning centerpiece
“It's not our biggest project, but it's a very special one,” says Maximilian Neumaier (33), who runs the property development company founded in 2021 together with Andreas Fuchs (36). “We all grew up in Moosinning with the Maier-Wirt and are therefore also interested in creating a feel-good place there again,” says the business IT specialist.
Their design for the heart of the community had to adhere to strict specifications: They wanted a mix of apartments, restaurants and retail outlets. The preservation of the old chestnut trees was also important to the residents. The plan is for 25 to 30 residential units, mainly two- or three-room apartments, most of which will be sold and the rest rented out. According to Neumaier, anything is possible in terms of gastronomy, “from a café to a restaurant”. An establishment with a beer garden under the chestnut trees would be desirable, possibly in combination with a bar where people could meet in the evenings.
The number of parking spaces would also depend on the type of restaurant. Offices and a sales area with a showroom for a retail business are also to be created on the first floor, which will be leased out. “We are currently in the planning phase, as the number of parking spaces required is still unclear,” explains Moosinninger, who is hoping for planning permission in the first or second quarter of the year.
Demolition work is set to begin in the third quarter and will take several weeks. The final start of construction is also dependent on demand from buyers, with construction expected to begin at the end of 2025 or March 2026. “The basic mood in the market is currently improving again, so I am optimistic about the project,” the property developer predicts.
Previously, there were difficult years for the construction industry, when higher interest rates, corona, supply bottlenecks for materials, inflation and high energy prices caused buying sentiment to hit rock bottom. “The situation was somewhat easier for us, as we always rely on cooperation with large regional companies, which minimizes the risk,” the company bosses sum up.
They improved their marketing and investment strategy during the quieter period in order to make the projects attractive to investors. A high-quality exposé, appealing visualization and advertising, including on social networks, are intended to appeal to buyers on all channels. “In the past, all you had to do was display a construction plan and all the apartments were sold immediately, but you can no longer attract buyers with the traditional approach,” explains Neumaier.
The specialist on the construction site is co-owner Andreas Fuchs, who has managed another company in the construction elements sector since 2009 and is therefore responsible for overall construction management and coordination. The bosses are supported by construction technician and master carpenter Tobias Mayr and assistant Sabrina Fischer, a bank business economist. They are all from Moosinningen and have many memories of the Maier-Wirt. “We are all very happy to realize this home game project, which is very close to all our hearts,” all four agree.
